The graph below was
prepared for the sale of some 295 new 4 bedroom homes in Port
St. Lucie from January - mid-October 2005.
All homes were built in year 2005 and only non-waterfront,
non-pool homes were considered. Every home had a 2 car
garage.
The graph reveals just what a basic 2005 single family
home (not mobile homes) in this area costs per
air-conditioned square foot of living space.
The information does not just represent the cost of
materials and labor. It is the contract sale price divided by
the A/C Living Area as reported in the MLS. |

It is also important to
remember that a "smaller" home will have a higher SP/ACSF
price than a "larger" house. This is because the fixed
cost of garage, lot, HVAC, and appliances when divided by
lesser square-footage yield a higher number. This
increases the cost for small homes relative to larger homes.
The trendline on the graph below illustrates this
relationship. Basically what it means is "don't expect
a 1600 sf home to have the same sf cost as a 2400 sf home.
It will be higher. |
