2011 -- 1st Six Months Home Sales on Florida's Treasure Coast

Prices of "Older" Homes vs. "Newer" Homes

 

The tables below are for "Older" homes built between 1990 and 2000.
Below these tables, in red typeface, are sales  of "Newer" homes built l2001-2010.  This information separates homes constructed before the real estate frenzy that started in in the early 2000's from the mass produced houses constructed during the boom years.

The tables are for the "basic" non-waterfront 3-bedroom, 2-bath homes with 2 car attached garage but with no swimming pool -- the predominant floor plan that most buyers are looking for.

Note that table on left is sorted by Zip Code and the one on the right by total number of sales during the period - which indicates the "hottest" areas of real estate on the Treasure Coast. 

 

 

 

The tables in the right hand column show that more homes are sold in 3 ZIP code areas of the City of Port Saint Lucie than any other area of the Treasure Coast including, Fort Pierce, White City, Stuart, Palm City.

Everything else being equal, the majority of homebuyers would want to purchase a newer home rather than an older home built in the 90’s. They generally feel they

can save money on maintenance items like the roof and appliances; and they are likely to get a more updated floor plan and interior finish such as tile, wood, Corian or granite as opposed to vinyl and Formica common in 15-20 year old homes. However what premium must one pay to acquire the more modern home?  The table below tells the story.

In some areas, 34951,34952, 34984, 34986 and 34990 the additional average sale price for a newer home is less than 10%. One implication of this is that the home prices have succumbed to the correction of the bursting real estate bubble and have declined to pre-boom levels of the late 90’s. Indeed, in at least two areas of Saint Lucie County and Martin County the average newer home price is spectacularly lower than it’s 90’s counterpart: PSL Zip Code 34982 and Martin County Zip Code 34997 (Greater Stuart area). Perhaps these areas warrant a closer look by prospective buyers in search of a “real bargain”.
